The design deposit secures our dedicated time and services for the creation of your plans and individualized selections (which belong to you at the end of the design phase) and will be applied to the overall cost of your home at contract signing. Your project will also go into our convenient online client portal, BuilderTrend, for curated communication and instant access to your project details throughout the process!
Step 3: Financing & Funds Next, we move to the pre-approval stage to determine your budget parameters. Whether you're looking for financing or using cash, we'll help you nail down the details and get the required documentation in place. It's all about making your dream home a reality while ensuring it aligns with your family’s unique budgetary needs!
Step 4: Your Style, Our Expertise This is the FUN part! First, we meet and personalize your floor plan. Then, with our rockstar design team by your side, you'll personalize the details, from faucets to flooring, and watch as your dream home takes shape before your eyes. Our experts will dish out advice, sprinkle in some creativity, and voilà—your personalized dream home! We then send this comprehensive information to our trusted trade partners for bidding, allowing us to build a precise estimate just for you!
Step 5: Final Pricing & Adjustments We’ll present the final pricing along with your professional plans & specification docs, including all selections, drawings, and essential information. Now's your chance to make any adjustments. We lock in most materials early in the build process for a seamless timeline and steady costs, so alterations after we sign the contract mean change order fees and potential delays, which we want to avoid for you!
Step 6: Contract Signing After everything is just right, it's time to sign your contract, including your plans and specifications. These documents outline costs, terms, included features, as well as our commitments to you. You will have the opportunity go over every detail and we will answer any questions you may have. When you’re ready, we’ll jointly sign the contract, marking the official start of our agreement to bring your vision to life!
Step 7: Permits & Approvals Once we're under contract, we initiate the permit submission process. This may involve securing necessary initial permits like highway access or septic permits, for example, before applying for the building permit. You will also have several scheduled walk-throughs to meet and review with our team onsite. Step 10: Final Countdown & Walkthrough Almost there! Before you move in, we’ll do a thorough final walkthrough together. This is your chance to see everything up close, ask questions, review important features of your home, and note any final touch-ups and punch-list items with our onsite team. We’re committed to making sure everything is ready for your move-in!
Step 11: Welcome Home! The big day is here—move-in time! Upon final closing/funding, we will hand over the keys, and your dream home will finally be yours to enjoy.
